PSMA septic System Inspections

We perform comprehensive PSMA/NOF (Pennsylvania Septage Management Association / National Onsite Foundation) certified inspections with written concise reports and professional recommendations to protect your investment in your new home.

Because of changes to regulations, it has become more expensive and difficult to find new sites and install new septic systems. There are major risks associated with not evaluating the septic of a property before you purchase.

Many companies offer a dye test as a cost saving alternative and represent it as a standalone evaluation. Do not be misled into believing that a dye test is a reliable standalone tool to evaluate the septic system for your new home. Over the years we have seen many cases where a dye test was not reliable, and it ended up costing the buyer OR the seller financially or in some cases unnecessarily in worry and stress. Moreover, there is no cohesive standard for how a dye test ought to be performed which only increases confusion and decreases buyer and seller confidence.

We protect home buyers and sellers by identifying real issues—not masking them. Our reports are clear, accurate, and follow PSMA standards, giving all parties peace of mind and supporting smart real estate decisions.

We have performed inspections for insurance companies, mortgage companies, property management companies, attorneys, and many second opinion inspections for wary buyers or sellers.

A PSMA-certified inspection by Bruckner Onsite Services is the best way to safeguard your investment.

Our inspections include:

  • mapping of all components

  • Line camera inspection and locating service

  • Evaluation of all tanks and components including electrical components, alarms, wiring, pumps etc.

  • Hydraulic load testing (If required due to extended vacancy or other conditions)

  • Dye tracing in coordination with functional testing (as needed)

  • Detailed and concise objective reporting based on PSMA standards with professional recommendations

How often should my system be pumped?

The frequency of septic system pumping depends on the size of your tank, the number of people in your household, and your water usage habits. On average, most residential systems should be pumped every 2–3 years to prevent buildup of solids, maintain efficiency, and avoid costly repairs. Larger households or smaller tanks may require more frequent pumping — sometimes annually — while smaller households with larger tanks may be able to wait longer. Regular inspections and maintenance help determine the right schedule for your specific system and keep it running reliably for years to come.
